Job Description

1. General

The General Manager oversees all aspects of the residence operations including: guest relations, front desk, office administration, housekeeping, maintenance, finance, human resources, payroll, residence life and staff development. The General Manager must possess strong communication skills, both verbal and written, and demonstrate outstanding leadership. The General Manager must be able to multi-task, delegate responsibilities, organize complex projects, and establish priorities consistent with company objectives.

2. Primary Responsibilities

Finance

- Approve, maintain and control all operational revenues and expenses

- Ensure that all collection and control procedures are followed relating to accounts receivable

- Prepare and be accountable for the annual residence operating budget

- Approve all invoices received, allocating to appropriate GL account

- Ensuring all Month End reporting is accurate prior to submission to Finance Office

- Ensure monthly and other requested reporting is completed accurately and on time

Sales, Marketing and Conference Services

- Oversee Sales & Marketing initiatives at the property with the Sales Manager

- Oversee conference service activities, including accommodations

- Assess and develop target markets for summer business

- Create and implement a marketing plan in conjunction with the sales manager and any corporate objectives and directives

- Be knowledgeable on local accommodation trends, including occupancy and average rate

- Ensure consistent delivery of customer service

- Ensure housekeeping and summer operational standards are met

Human Resources

- Direct and supervise, maintaining strong communications with all staff members and internal departments at the property

- Ensure legislated policies are followed, including Health & Safety

- Ensure that bi-weekly payroll is approved and processed

- Play an active role in the training and development of employees

- Develop a team atmosphere among employees

- Establish performance objectives for staff

- Prepare regular performance evaluations of all staff

- Ensure that any employee conflicts are dealt with properly and immediately

- Ensure scheduling is reflective of the property¡¦s 24 hour operation and health & safety needs

Student Life

- Oversee the residence life department within the residence

- Ensures that that the safety, well being, and concerns of all students are being met in a respectful and efficient manner

- Involved in the discipline and appeals of students when necessary

- Apply risk management to residence life programming, ensuring properly due diligence

- Ensure all required student forms and documentation are administered and processed

Physical Resources

- Oversee all maintenance staff within the residence

- Maintain and manage an annual capital plan

- Ensure preventative maintenance checks and procedures are occurring

- Responsible for the overall esthetic condition of the property (both interior and exterior) including arrangements for snow removal and landscaping

Miscellaneous

- Ensure positive relationship is maintained with client/institution

- Interact frequently with institution departments and collaborate on services

- Ensure company policies and procedures are properly followed and implemented

- Handle problems and concerns. Find and implement solutions in the best interest of all involved

- Attend conferences and meetings as required.

- Performs other duties as assigned by the Campus Living Centres.

Qualifications:

- An undergraduate degree (or equivalent combination of education and experience)

- Minimum of five years hotel, residence management, or property management experience

- Competency with property management systems and Microsoft Office

- Proven leadership and team building ability

- Highly developed oral and written communication skills

- Preparedness to meet the obligations of the position which may include the need to work evenings and weekends.

Salary

- Salary will be based on experience and qualifications.
