POSITION TITLE: ASSISTANT GENERAL MANAGER

Summary:
Canadian Campus Communities (CCC) holds the Assistant General Manager responsible for assisting the General Manager (GM) with the entire operation and outcome of an apartment community.
Essential Duties and Responsibilities (other duties may be assigned):
Life Safety of Employees and Residents
- Live on-site, being available for after hours on-call response (to be coordinated and shared with second AGM).
Personnel
- For one building, responsible for supervision of the Desk Assistant Staff, Community Assistant staff, Leasing and Conference Coordinator, leasing staff and including hiring, training, termination, development, evaluation, and rewards
- Indirectly supervise all CCC on-site staff including DA, Leasing, Maintenance, Housekeeping, and Accounting.
- Maintain daily contact with staff and meetings as appropriate
- Provide para-professional staff with career development opportunities
- Assist with all business functions related to operations
- Attend weekly meetings, walkthroughs, and inspections
Administration of Leasing Operations
- Gather, and/or compile information for requested reports
- Complete all necessary paperwork for move-in, check-out, and other peak periods
- Process all paperwork associated with generating a lease in a timely fashion
- Assist in corporate projects as requested
Financial Management
- Maximize revenue along with maximizing occupancy
- Assist in collecting outstanding rents, security deposits, or other income as necessary
- Assist with any accounts receivable payments and follow-up as needed
Profit Centers
- Assist GM to ensure appropriate occupancy rates, evictions, revenue and expenses are maintained
- Assist GM to ensure timely collection of rents
- Assist GM to ensure all profit centers meet projections
Expenses
- Assist GM to supervise all facilities management for property including land, building, and equipment
- Assist GM to ensure all contractual duties and obligations are met
- Assist GM in monthly preparation of financial statements and reports
CCC Obligations
- Maintain ongoing communication with college and community officials
- Serve as CCC representative and liaison in all interactions
- Assist in corporate projects as requested
- Serve as Public Relations representative to all interested parties
- Assist with conferences, hiring employees, etc. as requested
- Other duties as assigned
Qualifications:

Education/Experience:
Bachelors degree in business; or 2 years experience in the student/multi-family housing industry; or equivalent combination of education and experience. Skills in residence life, facility management, budgeting, supervision, business administration, public relations, marketing, sales, and a combination of business and student development skills. Demonstrated leadership skills.
Language Ability:
Ability to read, analyze, and interpret business/financial reports, leasing and legal documents. Ability to respond to common inquiries or complaints from residents, prospective tenants, or members of management. Ability to write routine reports, proposals and correspondence that conform to prescribed style and format of the Company. Ability to speak effectively before groups of residents or employees
Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry
Reasoning Ability:
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to deal with several abstract and concrete variables.
Computer Skills:
To perform this job successfully, an individual should have knowledge of Email, Internet, Word Processing software; Spreadsheet software; and Property management software.
